Add your first deal to KeyFlow
Last updated Aug 25, 2026
A new workspace's dashboard has nothing to calculate until a transaction exists in it: no milestones due, no pipeline total, no projected net commission. Add one deal, however incomplete, and every other screen starts working from it.
Steps
- On the dashboard, open the Milestones panel and click Add transaction. If you would rather look around first, Take the tour walks through the empty dashboard without creating anything.
- In the New Transaction dialog, pick which side you are on: Seller, Buyer, Leasing/Rental, or Referral.
- Choose the status the deal is actually at right now. Referral deals use a shorter status list of their own.
- For a Buyer-side deal, choose Loan or Cash under Financing. Create Transaction stays disabled until you pick one. Choosing Cash skips the lender fields later, along with the Intent to Proceed and homeowners insurance milestones that come with a loan.
- Attach the client if you already have one. You can add or change this later.
- Click Create Transaction.
A signed contract is not required for any of this. A buyer you are a few showings into, with no offer written yet, is worth tracking before the paperwork exists. Fill in the address, contract dates, and everything else once it is real. Nothing else needs to happen first, either: clients, business partners, expenses, and message templates all fill in as your week actually needs them, in whatever order that turns out to be.
What you should see
The dashboard stops being empty. Its Milestones panel lists what is coming due on the new deal, the pipeline count reflects the new deal's status, and the finances panel starts totaling from it.
Everything you add from here links together on its own. A client attached to the transaction appears on that transaction's roster and in your client list. A transaction with a contract date generates its own closing path automatically.
When it doesn't work
- The Milestones panel still says "Nothing in the next 60 days." That is not an error. It means the transaction saved, but its next milestone date is outside that window, often because the deal is a Prospect with no contract date yet, or because its next milestone is further out than 60 days. The pipeline count and finances panel are already updated even when the milestones feed looks quiet.
