Add a transaction by hand

Start tracking a deal before you have a signed contract. Pick a side and a status, and KeyFlow creates the transaction with just that; the address, contract dates, and commission split get filled in once they exist.
Before you start
- Create Transaction stays disabled for a Buyer-side deal until you choose Loan or Cash under Financing. It is the only field that blocks creation; everything else can be left for later.
Steps
Click New Transaction on the Transactions page.
Fictional workspace: synthetic client and deal data. Under Client Type, choose Seller, Buyer, Leasing/Rental, or Referral.
Choose a Status to start the deal at. A Referral transaction is the one exception: it can only start at Prospect or Sold, not the full status list the other three types offer.
If you chose Buyer, pick Loan or Cash under Financing. Cash buyers skip the lender, Intent to Proceed, and homeowners insurance questions that show up later for a financed deal.
Under Client(s), click Add client to attach who you already have. This step is optional here; skip it and add clients from the transaction later if you would rather not stop to search or create a contact right now.
Click Create Transaction.
What you should see
The transaction's Details tab, organized into Clients, Property, Contract details, Key dates, and Parties involved sections. Nothing is required yet beyond what you just entered.
If you are tracking a Buyer-side deal that is still at Prospect, Uncategorized, or Active status, the Property section's address fields do not show up at all. There is nothing to put an address to until there is a property under contract, so KeyFlow does not ask. They appear once the deal moves past those statuses, or immediately for a Seller-side deal.
Back on the Transactions page, the new deal lands in a status chapter on the main list. The KPI tiles above the list total your volume, net commission, and pipeline in real time, off whatever is currently in the pipeline.
When it doesn't work
- Create Transaction will not respond, and nothing looks wrong. Check Financing: for a Buyer-side deal, the button stays disabled until Loan or Cash is picked, with no other visual cue that it is waiting on that field.
- You are looking for a property address field on a deal you just created and cannot find it. If it is a Buyer-side deal at Prospect, Uncategorized, or Active, that is expected; see "What you should see" above. Move the deal to Contract or a later status, or extract a signed contract into it, and the field appears.
