Where does everything live inside a deal?

A deal is organized into a row of tabs across the top, not one long form. Which ones you see depends on the deal itself: open a Referral and it only carries two.

Steps

  1. Click Overview: the deal's front page, its closing-path timeline, recent notes and activity, and, for the listing agent, the Agent Playbook of next-step suggestions. An existing deal opens here by default; a brand-new one skips straight to Details, since there is nothing yet for Overview to show.

  2. Click Transaction Details: the property, the clients, the contract's terms, the key dates, and, in its Parties involved section, the title company, lender, and any other agent or vendor on the deal. This is also where a signed contract PDF gets extracted into the form.

  3. Click Financials: the commission math, gross commission, referral fee, your cap and split, and any expenses charged to this one deal.

  4. Click Seller Net Sheet, shown only on a Seller-side deal. It estimates your client's closing costs and proceeds in side-by-side scenario cards.

  5. Click Client Checklists, shown only once the client portal is turned on for this deal. Whatever gets ticked here, your client can see and tick too.

  6. Click Email Composer to draft and send an email tied to this deal, with its property and client details on hand to drop into the message.

What you should see

Not every deal shows all six. A Referral transaction is barebones by design: it only carries Transaction Details and Financials, since there is no closing path to run, no seller proceeds to estimate, and no client checklist for a deal you handed to someone else. If a colleague mentions a tab you cannot find on your own deal, check its transaction type before assuming something is broken; the same applies if your workspace has switched you into the simplified, transaction-coordinator view, which hides Financials the same way.
