How do I build a seller net sheet?

Estimate what a seller walks away with at closing, across two to five different sale-price scenarios side by side, from the Seller Net Sheet tab on a Seller-side transaction.

Before you start

  • This tab only exists on a Seller-side deal. A Buyer or Referral transaction has no Seller Net Sheet tab at all.
  • The transaction is saved before you use Save to Files. That control writes the PDF straight into the deal's own Files, the same as any other document attached to a deal, so there needs to be a deal to attach it to.

Steps

  1. Open the Seller-side transaction and go to its Seller Net Sheet tab.

  2. Check Inputs & Assumptions at the top first. Its own subtitle says exactly what it is: "Review the transaction-derived defaults, then override any field that needs a seller-specific estimate." Several fields come straight off the deal the moment you open the tab: the estimated close date, the admin fee, the seller's commission rate, and each scenario's starting sale price, seeded from the deal's list price at three different markups. Everything else on the page, the buyer's commission rate and every closing cost, starts from a flat, generic default that has nothing to do with this specific seller, not this deal's own numbers, and is yours to fill in or override. Editing a field here never writes back to the deal itself; it only changes the net sheet's own estimate.

  3. Fill in Liens & Payoffs. These apply to every scenario equally, so enter them once.

  4. Work through Closing Costs. Prorated taxes default to auto-calculated from the annual tax figure and the close date; switch Prorated Taxes Mode to manual whenever a title company's own number should override the estimate instead.

  5. Set each scenario's own Sale Price in the comparison table. A sheet starts with three scenarios; click + Add scenario for up to five, or remove one down to a minimum of two.

  6. Under the summary at the bottom, choose which scenarios to include and whether to show the disclaimer, then click Save to Files.

What you should see

A confirmation that the PDF saved, and a new file in the transaction's Files list. Nothing downloads automatically; open the Files modal when you want a local copy.

When it doesn't work

  • A number on the sheet looks wrong for this specific seller. Nothing on this tab recalculates once you type over a default: a stale property-tax figure, an outdated transfer-tax rate, or a closing fee your brokerage no longer charges will happily produce a confident, wrong total. This is an estimate, not a settlement statement, and the sheet says so on every export.
