How do I record a deal I referred out?

Referral is a transaction type for a deal you handed to another agent rather than one you are working yourself. It is deliberately barebones: two statuses, Prospect and Sold, and two tabs, Transaction Details and Financials. There is no client portal, no closing path, and no checklists, because there is no file for you to actually run.
Steps
- Start a new transaction and choose Referral as the type.
- Move it to Sold once the other agent's deal closes and your fee is confirmed. Referral deals only ever hold Prospect or Sold; there is no in-between status list to track someone else's contract timeline.
- On the Financials tab, enter the Commission % (or Gross Commission, in flat mode) for the full deal, the number the other agent's side actually closed at, not any adjusted figure of your own.
- Enter your Referral Fee % (or a flat Referral Fee). For this type, that field is what you keep as the referring agent, the opposite of what it means on every other transaction type.
What you should see
A Referral deal prices two ways you would not expect from a regular file.
- No Admin Fee field appears at all. It is zeroed for every Referral deal; it never gets added into your net.
- Referral Fee % means the opposite of usual. On a Buyer, Seller, or Rental deal, that field is a fee you pay out to someone who referred you the client, and it is subtracted from your commission. On a Referral deal, the same field is the share of the other agent's commission that comes back to you, and it is what your net income is built from.
When it doesn't work
- You are looking for the Client Checklists, Seller Net Sheet, or Email Composer tab on a Referral deal and cannot find it. Only Transaction Details and Financials exist on this type; the others do not apply because there is no client-facing file to manage.
- Your net income on a Referral deal looks lower than the percentage you agreed to. Your broker split and any commission-cap position still apply to a Referral deal's kept share the same way they apply to a regular commission, so what lands as net income is your referral fee amount after that split, not the raw fee percentage itself.
