How do I set key dates and contingencies?

Two kinds of fields live in Key dates: dates you type in, and dates KeyFlow works out from them. Enter the day-count fields once your inspection and financing terms are known, and the dates you would otherwise calculate by hand appear next to each one automatically.

Before you start

  • Key dates only appears once the deal is at Contract status or later. A Prospect or Active deal shows just Property and Clients.
  • Every day-count field is measured from Contract Date. Nothing below it computes until Contract Date is set.
  • Turn Inspection contingency to No if inspection is waived. The Inspection Period, Consideration Period, and Settlement Period fields disappear along with the dates that chain off them.

Steps

  1. Open the transaction, go to the Details tab, and scroll to Key dates.

  2. Set Inspection contingency to Yes or No. Leave it on Yes unless inspection is waived; Consideration Period and Settlement Period both depend on it staying active.

  3. Enter a day count in each field that applies: Earnest Money Due, Inspection Period, Homeowners Insurance Due (loan buyers only), and Intent to Proceed (hidden for cash buyers). Each is a day count from Contract Date; KeyFlow computes the date and shows it beneath the field.

  4. Enter Consideration Period and Settlement Period as day counts too, but know what they count from: Consideration Period counts from Inspection Period's resolved end date, and Settlement Period counts from Consideration Period's. Move the inspection count and both move with it.

  5. Enter Closing Date directly. It is a date you set, not a day count. Clear to Close appears three days before it automatically, and it is the only field derived from Closing Date.

  6. Enter Occupancy Date directly if it differs from Closing Date. Nothing computes from it and it computes nothing; it is a plain date field.

What you should see

Every day-count field paired with the date KeyFlow worked out for it, updating the moment you change the count itself or the date it counts from.

When it doesn't work

A resolved date reads as a dash even after you entered a day count. Confirm Contract Date is set first: every computed date in this section is worked out from it, and none of them compute without it.
